When it’s time to choose the best stucco paint for your home, you may find that painting contractors offer varying opinions about the kind of paint that should be used. One contractor may recommend a durable, commercial-grade elastomeric paint (a thicker, rubbery material). Another painter may suggest 100% acrylic paint, and may disagree with the aesthetic choice of using a heavier material on residential exteriors. What to do? Here is some information to help you choose the right paint for your home’s stucco exterior.

Weather Resistant Stucco Paint

Consider your climate. Homes in hot, dry, sunny regions need stucco paint that is especially resistant to cracking and fading. Desert areas further require exceptionally dirt-resistant paints. Homes in humid, warm regions require mildew-resistant exterior coating materials.

The Longest Lasting Stucco Paint

The best stucco paint for your home’s exterior depends on the age and condition of the stucco, and whether or not it has been painted in the past. Ask your Georgia Coatings painting contractor for recommendations of paint materials.

New Stucco — Use a water-based sealant formulated for stucco applications. Then, apply two coats of water-based paint. Use a high-quality acrylic exterior house paint for optimum adhesion and color retention and for the longest lasting exterior protection.

Old Stucco — Wash faded surfaces and then apply two coats of exterior paint. Acrylic paint will provide satisfactory longevity of paint protection for old stucco exterior surfaces. A thicker elastomeric paint, or a blend of it, is recommended for painting older stucco. It provides maximum adhesion of paint material to deteriorating stucco and creates a more impenetrable surface. The elasticity of the heavier coating makes it ideal for filling the thin cracks and pinholes that are common in aging stucco.

Previously-Painted Stucco — Previously painted stucco must be cleaned to remove all loose paint, dirt, and dusty or powdery film (caused by minerals in the stucco leaching out to the surface). Power washing is recommended as the most efficient approach to surface preparation. Then, paint the stucco with either an elastomeric or acrylic paint.
